Domestic Energy Assessment - EPC’s
Providing Energy Assessments for existing homes within the local area of Northumberland. If you are further away do not hesitate to contact us to discuss your requirements.
We strive to accommodate your needs and and complete the assessment within your time frame.
Thinking about selling your home or listing your property for rental? Having a valid EPC is a requirement of selling or renting any property. If your current EPC is more than 10 years old, this will have expired and a new Energy Assessment needs to be completed.
Retrofit Coordination Services
Accredited with Trustmark, Stroma and ECMK we can provide the compliance you need for your retrofit projects in accordance with PAS2035:2019. Registered with the PAS Hub and Eco Surv we provide a full end to end service from the initial assessment to post install monitoring and evaluation.
We oversee the project, consulting with the owner of the dwelling, the Retrofit Assessor and Retrofit Installer, to best support the Retrofit Project. We are compliant with the full retrofit process, mitigating any risks that may occur. We aim to complete any work to your required time frame.
On Construction Domestic Energy Assessment - SAP Reports and EPCs
Part L of the building regulations set out the need for conservation of fuel and power in dwellings. It provides requirements to meet for new dwellings and for extensions and conversions. The term SAP stands for 'Standard Assessment Procedure’ and it is the methodology used to calculate the energy performance of a dwelling. The report gives two important numbers - the Dwelling Emission Rate (DER) and the Dwelling Fabric Energy Efficiency (DFEE). These are compared to the Target Emission Rate (TER) and the Target Fabric Energy Efficiency (TFEE). The DER and DFEE must be lower than the TER and TFEE.
The SAP Report is completed at the design stage before any building works are started. This shows that the proposed dwelling meets the requirements or identifies any issues which can be corrected before building works start.
Once constructed an As Built SAP Report is completed and an EPC is lodged on the EPC register.
Chartered Surveyor Reports
Working within the Energy Company Obligation (ECO) scheme our Chartered Surveyor Report service can provide you with the necessary reports signed off by a RICS Chartered Surveyor.
These reports can provide recommendations for energy efficient measures to be installed in a property. A Chartered Surveyor Report will also provide supporting evidence, detailing why a measure may not be suitable, or how an existing measure has failed.
Part G Water Calculations
Part G of the building regulations sets out the requirement that any new build dwelling meets a minimum requirement of less than 125 litres of potable water per person per day. These calculations are a combination of the water used in the dwelling from:
Showers
Baths
Taps
Toilets
Washing Machines
Dishwashers
Any other appliances that use mains supplied water.
We can provide this service to show that your dwelling meets these requirements.
